15 year fixed rate mortgages have moved up modestly along with the longer term 30 year fixed rate mortgage as 2009 came to a close.  Though mortgage rates have moved higher the rate increases have been quite modest.  For the week ending January 8, 2010 the largest US bank mortgage lenders are offering rates from 4.375% to 4.875% with a variety of point options from no points at Chase Bank to one point at SunTrust Bank. 

The following mortgage rates include rate and point options from the top seven largest US banks with retail mortgage operations along with Fifth Third Bank which currently ranks within the top twenty.

Chase Bank 4.75% with no points with an APR of 4.835%.

Citibank 15 year fixed is at 4.375% with 0.125 points and an APR of 4.949%.

To fully compare home loans from different mortgage lenders, it is important to also compare the total fees.  Total fees should be compared that are included in the APR and those fees that are excluded in calculating the APRs.  The mortgage loan term and rate is used to calculate the monthly payment not the APR, but the APR is a good barometer to evaluate the total costs of the loan over the life of the loan including certain fees and points.
